Rental Pool Investment Program
ZenCity Villa and apartment owners will all partake in the rental pool investment program. Owners can use their villa for themselves and friends for a total of 90 days per year. Exceptions to this rule can be made with the management, of course. The VCM team will then rent out the villa to guests for the remainder of days in the year.
The Rental Pool Investment Program is ideal as it will help administer and manage operations to ensure that Villa owners receive a strong rental income during the time they are not on the island. With a dramatically growing number of tourists every year, the demand for accommodation in Curacao is extremely high and as such there are great opportunities for villa owners seeking a return on their investment. Therefore Vredenberg City Management Inc. (VCM) has set up a unique rental pool investment program which can give you a return on your property of 5-9% per annum.
Vredenberg City Management keeps records of the vacation rentals and provides the owner with a quarterly specified statement.Management determines the rental rates of ZenCity Curacao Vacation rentals including costs like housekeeping and utilities. The rental income from Curacao Vacation rentals will be divided as follows:
A. 10% of the revenue is allocated in order to cover the fixed costs.
B. From the remaining amount, a 5% share will be reserved (at a separate bank account) for indoor maintenance and costs arising from maintenance and renewal of the inventory. The rest of the income from ZenCity Curacao Vacation rentals will be equally divided on 50/50 basis. If applicable, your contribution for the Owners Association, or related foundations, will be deducted from your share.
The VCM share of the income will be used to cover management, accounting, reservations, and marketing.
For 90 days preceding your stay, you are able to determine the date and duration of your private use, if that period not already booked by the management.
In general, a 90 day advance registration will guarantee this period for you. During holiday season we must advise to make your reservations earlier.
During the stay in your unit, all daily hotel services and other collective facilities are available for you and your guests. For this, an estimated daily 20 Euro fee will be charged to your account.
In order to get to a just distribution of time in the rental pool, the management will use a special designed booking circulation system. The nominal rental revenue is strongly influenced by the total amount of rented days, number and type of space rented, daily income per unit in whole, and occupancy. Obviously, owners who use their vacation rental property themselves only during low season will get a much better revenue than owners who’ll use their unit primary during high season.
By keeping management and operations in house, under direct supervision of the VCM, return of your investment from your Zencity Property will be optimized.
